Why choose a villa instead of a hotel room?

A villa not only gives you an enormous amount of space compared to a cramped hotel room, but the overall cost for staying at our house will not be very different from the cost of just one room in a moderate hotel at Disney.

Why choose our villa?

Our villa is an executive vacation villa located on the gated community of Formosa Gardens Estates. It is the closest community to Disney - just two miles - you cannot stay any closer to Disney unless you are on Disney property.

After a busy day in the park, you can either swim, relax by your very own pool or soak in the spa. We have two comfortable living rooms: our family room has a widescreen high-definition TV with a BluRay/ DVD player and there is also a second living room/den with a 55" TV and DVD player. Alternatively, you can play pool or foosball (table football) in the air-conditioned game room.

There is a central stereo system in the house which is piped from the family room and the living room/den outside to the lanai.

Dine al fresco by the pool, in the nook, or dine in style in the formal dining area.

For those needing to work, or simply surf, there is a desk in the living room/den which has a permanent ultra high-speed 100 Mbps internet connection with WiFi.

We believe we have just about everything you could want in our villa.

How many guests does the home sleep?

Our home will sleep a maximum of six guests. There are a total of three KING size beds (all with top-of-the-range pillow-top mattresses) and two single beds.

Is the villa easy to find?

We send detailed instructions (and map) to enable you to find your way to our home. As Formosa Gardens Estates is located just off Highway 192 (W. Irlo Bronson Highway), it is easy to find (see Location page)

What is provided in the house?

Our home is fully furnished and fully equipped. The kitchen is well equipped with utensils and cooking equipment and many electrical appliances including kettle, toaster, can opener, coffee machine and blender. There are plenty of glasses, dinnerware, cutlery, pots and pans, etc. In the kitchen there is a full-size range, microwave oven, dishwasher, waste disposal and a full size fridge with ice-making machine.

There is a large gas grill (BBQ) outside the pool screen.

There are two sets of bed linen for each bed as well as plenty of towels and there are hairdryers in every bathroom.

If you need to do some washing, there is a laundry room with a washing machine and dryer as well as an iron and an ironing board.

How close are the shops and restaurants?

The shops are so close, you could almost walk to them. Formosa Gardens Shopping Centre is at the junction of Formosa Gardens Blvd and US 192. It is literally two minutes drive from the subdivision. At this location there several shops and restaurants including:

Just across the street is Walgreens, Burger King and a number of other restaurants. There is also a Taco Bell, Red Lobster and Golden China Restaurant, plus many, many more restaurants all within a few minutes drive of the house.

There are so many shops and restaurants on Route 192 that it would be almost impossible to list them all here - all I would say is that there is sure to be one to suit every taste.

If you go to the US 192 and make a left turn and drive about a mile down the road, you can shop at a superb Publix store at East Orange Lake Road - which is really well stocked.

If I do not rent a car, what is the cost of a cab fare to Disney from the villa?

The cost of a cab fare from the Villa to one of the Disney parks is around $20. Uber and Lyft are also readily available.

Although you may find it a little difficult getting around Orlando without a car, it is possible – or you may choose to avoid the queues for the car rental desks at Orlando or Sanford Airports – hop into a chauffeur driven car and then hire a car locally the next day.

What is there for children to do?

There is, of course, the pool which - with the wonderful temperatures that Florida usually enjoys - is the centre of attraction for most children.

We have a Game Room with a full-size slate-bed pool table and foosball (table football) table. There is also a game table with built-in chequers board and other board games, as well as a mini stereo system.

The living room/den has a 65" TV with a BluRay/ DVD player and there is a selection of DVDs for both adults and children.

All the bedrooms have 30"+ Cable TVs with built-in Netflix players, enabling guests to watch TV or movie in their bedrooms.

What is the policy regarding pets and smoking?

For the comfort of all our guests, pets are NOT allowed and we regret that smoking is NOT permitted.

Is the pool heated?

Pool heating is available on request and at an additional charge. Pool heating is NOT included in the rental rate. Our pool has the advantage of being heated by gas, which is very efficient and will heat the pool to a temperature of 86 degrees in about 8 hours. The spa can be heated to a temperature of 100 degrees. Generally speaking pool heating is recommended between October and May. If you decide you would like the pool heated, this can be arranged at the time of booking.

Is there a local Management Company?

We have a local management company which provides 24 hour cover and are available to our guests for any problems they might have.

How do we get into the house?

Full details will be sent to you about six weeks before travel. However, there is no need to collect a key from our management office as we have a security keypad system on the front door. The code for the security gate at the entrance to Formosa Gardens Estates will also be given to you, together with the code for the house and alarm system. We provide full driving directions to our home.

What security deposit is required?

The security deposit is $480/£325 irrespective of length of stay. This deposit is fully refundable within 30 days from the end of your stay assuming that there is no damage to the villa. Should any loss or damage occur, the replacement cost (or repair cost) will be deducted from the deposit and the balance will be returned to you.

How do we pay for the villa?

We accept checks in either US Dollars or sterling. Bank transfers can also be made on request.
